Bali is the established benchmark; Lombok is the emerging alternative next door. A side-by-side look at price, maturity, access and the growth drivers shaping each.
The short version: Bali offers a mature, liquid, brand-name market at premium prices; Lombok offers lower entry points and earlier-stage upside in a market that government and tourism investment are actively building out. They sit one short ferry or flight apart, and many investors look at Lombok precisely as a lower-cost alternative to Bali.
| Bali | Lombok | |
|---|---|---|
| Entry price | Premium, established | Materially lower |
| Market maturity | Mature, in places congested | Early-stage, emerging |
| Flagship draw | Global tourism brand | Mandalika SEZ & MotoGP circuit |
| Access | Major international hub | Expanded airport (2024), direct routes, ferry from Bali |
| Investor profile | Liquidity and brand | Lower entry and growth potential |
Price and value
Lombok's entry prices sit well below Bali's. Comparable beachfront and resort assets in Bali's Seminyak or Canggu typically sell for around three to five times more than equivalent product in South Lombok, based on comparable agent listings; these figures are indicative and vary by location and specification. For a fixed-income product such as a Kapal Oasis Resort Studio from USD $155,000, the lower entry point is the central part of the case.
Where each market sits in its cycle
Bali is a mature destination with deep rental demand but rising land prices and, in the most popular areas, congestion. Lombok is earlier in its cycle: government-backed infrastructure, an expanded airport and the Mandalika Special Economic Zone are drawing the kind of investment that preceded Bali's own growth. Earlier-stage markets carry more execution and liquidity risk, which is the trade-off for the lower entry point.
Access and infrastructure
Lombok International Airport expanded capacity in 2024, with direct routes now operating from Singapore, Kuala Lumpur and Perth, alongside Bali and Jakarta. The Mandalika International Circuit drew a record 140,324 spectators at the 2025 MotoGP, a marker of Lombok's growing global profile. A fast ferry also connects Bali and Lombok directly.
The trade-off
Bali rewards investors who want established liquidity and brand recognition. Lombok rewards those who want a lower entry point and exposure to an emerging market's growth. Kapal Oasis sits in the Lombok column, in the Selong Belanak valley on the south coast. See Location for the full picture.
